Hi !  -  I'm Debbie Johnson
I would like to take this opportunity to tell you about the company that I work for and my position with this company.  I am the Director of Training at Independence Realty Professionals. We are a 100% company for experienced agents.  We have three locations. The first is in Tempe where we have our corporate office, the second location is in Gilbert and our newest office is in Scottsdale.  We offer state of the art technology at all offices were the agents have access to 24 hours a day.
Our mission is to keep a high standard of excellence in knowledge, ability, professionalism, care and service to our Agents for successful real estate transactions.
My job as Director of Training is to help new agents gain the confidence and the knowledge needed for when they become 100% agents at the end of their training. My staff and I are exacting and we are demanding.  We expect a lot from our new agents, but no more than we expect from ourselves. We train our agents to be ethical therefore be accountable in all dealings. After all, this company is driven by ethics.  Our program is unique because we not only offer classroom training, but we offer one-on-one training in the field with a corporate trainer.  In addition to the one-on-one training and the classroom training, we offer weekly group coaching sessions for a new agents.
Our training program focuses on four areas:
  1. The first is writing a purchase contract. 
    We expect all new agents to learn the purchase contract inside out.  Agents need to be able to explain the contract to us so that they will be able to explain the contract to their clients. They need to be able to write the best offer for their clients.  We want the agents to write enough practice contracts so that they are confident when they write their first contract.  Our corporate trainers go with the new agent when they write their first contracts, they are there by phone on the next two and they review the last two contracts before they are sent to the listing agent.
  2. The second area of focus is the listing. 
    We work extensively with the agents on the listing presentation. We practice this until the new agents are comfortable dealing with the paperwork. Again, we are there with the agents on their first presentation.

  3. The third focus of the training is marketing.
    We help them decide what type of client they want to work with and where they want to work.  We then work with them to develop a marketing plan.  We hold them accountable for the follow thru of this plan.
    • How to eliminate sales tension to zero.
    • How to build sales acceptance to 100%.
    • How to know where you are in the process.
    • How to build rapport and keep it 
    • How to qualify your buyer prospects
    • How to make an "intent" statement 
    • How to show homes
    • How to close sales based on the buyers needs  
    • How to maintain control
    • What to say when the showing gets tough.

  4. The fourth focus in the training program is the running of the business.
    We start by doing some soul searching and developing a life plan.  We then help the agents develop a vision and a business plan both of which must work with their life plan.  We develop a schedule for continuing education and for acquiring the technology tools necessary to run their business.  We work with them on developing a budget and with analyzing the market.  We have performance reviews on a monthly basis for the first 6 months to make sure the new agent stays on track and more importantly to adjust the track if necessary as we go along.

New Agent Program (Mentorship)

60/40 spit (60% to the saleperson and 40% to Independence Realty Professionals, Inc.
After completion of the required six transactions, the Agent will become a 100% Agent.

All of the training is brought together in the group coaching meetings and in the meetings with the agents have with their own personal trainer.  This is what makes our program stand out from the rest.
